Price Benefits
Land cost sets the floor for eventual pricing, and Thomson Reserve's S$1,178 psf ppr is comparatively low for a site this close to the CBD and an MRT interchange-in-waiting — a function of the site's age and mega-development scale rather than a discount on location. No unit mix or indicative price list has been released yet; the developers' official marketing material confirms only that Booking Day has not been set. What's already sold nearby gives a sense of direction: AMO Residence (also UOL, Ang Mo Kio, same district) launched from S$1,890 psf in 2022 and now resells around S$2,519 psf, while Lentor Mansion, a few stops up the TEL in Lentor Hills, launched from S$2,104 psf in 2024 and now trades around S$2,222 psf.
