Landed Property Buying Checklist for Singapore

Buying a landed home — a terrace, semi-detached or bungalow — is a different exercise from buying a condo. You're buying land and structure, and the details around tenure, title and rebuild potential matter enormously. Use this checklist before you commit.

1. Eligibility

Landed residential property in Singapore is generally restricted to Singapore Citizens. Permanent Residents typically need Land Dealings Approval Unit (LDAU) approval, and it isn't guaranteed. Confirm eligibility before viewing seriously.

2. Tenure: freehold vs leasehold

  • Freehold / 999-year: Held indefinitely; usually commands a premium and holds value well.
  • Leasehold (e.g. 99-year): Often cheaper upfront, but financing and resale get harder as the lease runs down. Check the remaining lease carefully.

3. Land size, plot ratio & rebuild potential

Look beyond the current house. Check the land area, the URA plot ratio and the permissible gross floor area, and whether you can reconstruct or extend. A tired house on a good, regular-shaped plot can be worth far more than it looks.

4. Title, encumbrances & drainage

  • Check for road/drainage reserves that eat into usable land.
  • Confirm there are no illegal extensions that would need to be reinstated.
  • Have your lawyer review the title for encroachments or easements.

5. Financing

Landed purchases are large, so LTV limits, Total Debt Servicing Ratio (TDSR) and your cash/CPF mix all matter. Get an in-principle approval before you make an offer so you know your ceiling.

6. Condition & renovation budget

Budget realistically for A&A (Additions & Alterations) or a full rebuild if needed — structural works, submissions and professional fees add up. Factor this into your true all-in cost.

The best landed deals are usually about the land and the potential, not the existing house. Buy the plot, not just the paint.
